THE OCCUPIER’S CHECKLIST · 26 OCT 2026
Start with your operation.
Then choose the unit.
01 · Establish the permitted activity
Describe the actual production process, inputs, outputs, machinery, noise, emissions, water and storage requirements. B2 zoning does not automatically approve every operation. Check the lease conditions, approved use and relevant agency requirements. A company SSIC code alone is not a site-use clearance.
02 · Trace the complete vehicle journey
Use your actual vehicle type to check the entry, ramp gradient and clearance, turning radius, floor circulation, loading bay, waiting time and loading restrictions. Access to the development does not establish safe loading at the selected unit.
03 · Compare usable space, not just the headline psf
Request the strata area and plans. Examine production space, ancillary office, toilets, columns, services and equipment circulation. URA generally requires at least 60% industrial use. The balance is not an unrestricted entitlement to use the unit as a commercial office.
04 · Check the technical specification
Verify floor and point loads, vibration requirements, clear height, door width, electrical capacity and upgrade options, drainage, ventilation and fire protection. Prepare a requirement schedule while official unit specifications remain unverified.
05 · Align occupation timing and lease life
The construction announcement schedules completion by Q1 2029; TOP and handover need separate confirmation. An urgent relocation may require interim premises. A 33-year tender tenure does not mean 33 years remain at handover.
06 · Budget the full cost of ownership
Include applicable taxes, financing, cash equity, fit-out, relocation, management fees, insurance and repairs. An investor must also allow for vacancy, leasing costs and achieved rent. Without a verified price and full costs, no project-specific net yield can be established.
